The site posed both challenges and benefits as it is situated on a sloping floodplain but with beautiful mature gardens and spectacular views over the River Eye. The site is also bounded by a main artery road into the town.

We created a design that responds to its setting by reinforcing a strong linear street scene with a residential scale. It was well received by the local planning department as an enhancement to the visual panorama when entering the town. We also maximised the views overlooking the River Eye and the beautiful gardens by including a first floor terrace and full height windows. To enable resident’s independent social activity we included a cinema space, picture gallery, bistro and bar area. Wellbeing and fitness are supported with a low resistance gym and yoga space. 

The project came in on time and on budget and has been well received by operators, staff and most importantly its residents.
